Urban Planning Reforms for TP Schemes
Project Summary
DPC was the knowledge partner for CREDAI Ahmedabad for their proposal on 'Urban Planning Reforms for TP Schemes' at the National Conclave for Planning. The reforms proposed were based on the current challenges and problems within the city, drawing from DPC's expertise and experience. The key challenges identified were an absence of performance-based models for operations and maintenance, an absence of standardised design for infrastructure such as roads, parking and vending areas, and NMT, and a lack of detailed design at the local area level.
For a future ready TP Scheme, the four main objectives for the city were that it should:
Walkable
- Smaller block size to promote walking to school, hospital, park, and neighbourhood shopping
- Pedestrian and cycle routes through connected parks and gardens
- Parking spots in tandem with public transportation stops
Sustainable
- Net Zero
- Green certification for TP Schemes
- District cooling for the CBD
Imageable
- Distinct mixed-use and mixed-income neighbourhoods
- Hierarchy for commercial and business centres
- Form based development
Manageable
- Implementation and management through PPP
- Accountability mechanisms like RERA
- Plots to be leased, with open land tax and vacant land tax to make it financially viable and implementable
